How to Build an Instagram Sales Funnel as a Dubai Real Estate Broker

Most Dubai brokers treat Instagram as a showcase. They post listings, get some likes, occasionally get a DM from someone serious. Results are inconsistent. ROI is unclear.

The brokers closing deals consistently from Instagram aren't treating it as a showcase. They're running a funnel: a deliberate sequence that moves a stranger from discovery to conversation to booked viewing.

Here's how to build it.


What a Funnel Actually Means for a Broker

A funnel is just a way of thinking about where your audience is in their journey:

  • Top of funnel (TOFU): People who don't know you exist. They need to discover you.

  • Data-driven content: Yield calculations, price per sqft comparisons, ROI breakdowns
  • Strong opinions: "Off-plan payment plans are being misunderstood by most investors"

The goal at this step: get a non-follower to stop scrolling and watch your reel to the end.

One reel per week minimum targeting non-followers. This is your top-of-funnel engine.


Step 2: Turning Viewers into Followers

Someone watched your reel. Now what?

If your profile is set up correctly, they tap through to your bio page. In the next 15 seconds, they decide whether to follow you.

Profile checklist:

  • Profile photo: Your face, professional. Not a logo.
  • Name field: "Sameer Ajmani | Dubai Real Estate" (searchable, clear)

If someone visits your profile and leaves without following, you've lost them. The profile converts viewers into followers. Treat it seriously.

For people who comment: Respond to every comment, within a reasonable window. Comments tell the algorithm this content provoked engagement. They also give you a direct opening to move the person into DM.


Step 3: Where the Real Conversation Starts

The DM is where the funnel converts. A viewer becomes a lead the moment they message you.

Triggers that get people into your DMs:

Comment-to-DM flows: Post a reel and write in the caption: "Comment 'YIELD' and I'll send you the full breakdown." When someone comments the keyword, they receive a DM from you. This moves passive viewers into a private conversation without them having to make the first move.
